Are you a self-builder? With the summer holidays on the horizon, have you thought about what this means for your building project while you’re away?

In this blog we share our 5 top tips for self-build project management holiday cover – so you can relax and know you have everything sorted!

Going on holiday mid-build can be very stressful. How secure will your building site be? Who will monitor your construction works and deal with any queries or problems? How can you be sure that your builder won’t disappear off to another job?

Our client and project types may vary, but our summer holiday season advice is always the same. Always make sure you plan in advance so you know what will happen when you are away. If you make the right plans then you’ll be able to relax and enjoy your holiday, knowing that your building project is in safe hands.

CLPM’s Self-build Summer 2019 Holiday Checklist

1. Keep Your Site Safe and Secure

It’s a good idea to make sure your building site will be safe and secure while you are away.

Talk to your build team about will happen over your holiday period. When will the site be closed? Who will be in charge of securing the site? What plans does your builder have in place to ensure your property will always be locked up properly – especially at weekends?

Make sure your builder agrees to remove ladders, or hide them out of view. It’s important to lock them up to prevent access into the building via windows, or onto the scaffolding. He should also hide away any tools or equipment. Make sure that nothing tempting is on show.

2. Brief Your neighours

Let your neighbours know you are going on holiday.

Display your emergency contact numbers on your site signs. Give them to your neighbours so that you or your builder can be contacted should anything happen while you are away.

3. Protect Yourself from Theft

As you will not be at home to keep materials secure, it’s important to prevent things being stolen.

Make sure that your builder thinks carefully about what building materials are kept onsite while you are away on holiday. If he must keep building materials or equipment onsite, make sure your builder secures them within a shed, or another lockable container. Always aim to keep everything out of sight.

4. Protect Your Site and Materials from the Elements

If you are away for 2-3 weeks you will need to make sure your builder protects your building and any materials from the elements. Check the weather forecast. It might be hot and sunny when you leave – but it could still rain while you’re away!

Make sure your builder has plans to ensure your building is always watertight. Don’t forget to make sure your build team has the necessary keys to sheds etc so that they can protect your building materials and any equipment onsite. The last thing you want to happen is to come home to find you’ve lost lose hundreds of pounds in ruined materials!

5. Consider appointing a temporary construction project manager

It’s always a good idea to meet with your build team a few weeks before your holiday to agree a plan for while you are away.

Will they need to install any major structures such as windows or staircases? Are there likely to be any aspects of work that will need your input? What will happen if they experience any difficulties or have any queries? Could your absence or lack of availability cause delays?

If the answer to any of the above questions is yes, then it might make sense to employ a temporary building project manager. A project manager can monitor the construction works for you while you are away, liaise with all parties and deal with any issues on your behalf.
