Basically, Quantity surveyors are responsible for managing the contractual and financial side of construction projects. From the earliest planning drawings right through to practical completion.
The main role of a Quantity Surveyor is to measure and value construction work. They will set and manage the construction budget for a project.
Quantity surveying is often overlooked or seen as an additional cost. But are in fact critical in ensuring construction projects finish on-time and on-budget.

The stages of a construction project where a QS would get involved!
What does a quantity surveyor do?
1) Early-Stage Design
The first job a Quantity Surveyor would do on a project would be to set project budgets. Producing early-stage feasibility estimates based on the architects planning drawings.
2) Developing design
As the design continues to develop the Quantity Surveyor will continue to provide revised and updated estimates. These will reflect the increasing level of design. They provide accuracy and details of how the estimate is increasing along with the design.
3) Detailed Design
When the Architect has completed their tender design the Quantity Surveyor will prepare a Pricing Document or Bill of Quantities. This enables fair competition between any Contractors who bid for the work. It will also ensure their prices include all of the planned works.
4) Tender Process
The Quantity Surveyor produces tender documentation to send out to Contractors for pricing. This will typically include all drawings, the Bill of Quantities , draft contract, preliminaries document and any other relevant information. The QS will then analyse these tenders. Once the analysis is complete they will make recommendations to the client on which contractor to proceed with.
5) Contract Administration
The QS team will then prepare contract documents which are to be signed by the client and chosen Contractor. The Contract typically used by CLPM is a JCT. The QS is then responsible for administering and enforcing the contract on a daily basis. Ensuring both parties remain compliant during the construction stage.
6) Post Contract Management
The QS will continue to administer the contract throughout the construction phase. They will measure and value any variations that arise. They will then produce monthly valuations and payments to the contractor, agreeing the final account with them.
The QS will also report to the client each month whether the project is on budget. This is done using a forecasted final account calculation which is updated on a monthly basis.
