CLPM have recently been appointed to provide restoration building project management in Burford, in the heart of the Cotswolds.
Our clients have recently bought a three bedroom period cottage in the centre of Burford, which requires some renovation works completed on it before they let it out as a holiday home. While the semi-detached property is not listed, it is within a conservation area, and so our clients are keen to have a third party oversee the works to ensure they adhere to the exacting requirements of the local conservation officer. In addition, our clients also live some distance away, and can only visit the site sporadically, so they realised it made sense to employ an independent project manager to act on their behalf.
The property has been lived in by the same family for a while, and so needs some repairs and updating to bring it up to the standards now required both by current building regulations, and by today’s discerning holiday makers.
Our clients have drawn together a list of ideas for the project, which include adding to, and modifying, an extension to the rear of the property, as well as removing stud walls within the original cottage. The kitchen will be moved from the front of the house to the rear, and updated with new units and appliances. The downstairs will become open plan, and a new wood burning stove will be installed to supplement the oil central heating. Upstairs the bathroom will be replaced, and the bedrooms will be remodeled with bespoke fitted furniture to make the best use of the space. The project will involve quite significant works to the heating, plumbing and drainage systems for the cottage. The patio will be relaid and new guttering added. New lighting, floorings and new windows will be also be installed, and the property will be redecorated throughout.
We will be working with a local architect and structural engineer, and preparing a detailed schedule of works to enable us to get competitive quotations from the builders. We shall then manage the appointment of a contractor via a JCT Homeowner with Consultant building contract. Our building project manager Rob Bohm, who is based locally in nearby Lechlade, will be project managing in the role of Contract Administrator. Rob will also be helping our clients with some of the procurement, and he will also be doing some additional project monitoring of the works throughout the build phase.
