Building the dream - again. This lovely project was the 2nd self-build completed by our clients.
THE PROJECT
Our timber frame self-build clients had planning permission for their eco home in Surrey when they contacted us to help them with their project.
They were looking for minimal support – as having self-built before, they were already very competent and knowledgeable. One of the couple was a retired engineer, and as a result all of the plans were extremely detailed. They therefore felt confident and wanted to retain the overall role as project manager.
THE CHALLENGE
Our clients were using a series of individual trades to complete their timber frame self build (which was manufactured by MBC Timber Frames). This build route carries more financial risk than using a main contractor, so it is usually a good idea to get an independent project manager to help you oversee the build.
The design of this new home (by Craig Beech of Beech Architects) also involved a great deal of glazing – as well as a highly efficient energy performance target, and complex renewable technologies (such as an air source heat pump, a mechanical ventilation heat recovery system and solar PV). It was therefore particularly important to keep a close eye on the build.
THE SOLUTION
Our clients were very keen to project manage the build themselves but wanted to protect themselves from any problems or errors along the way.
Our role was therefore primarily to add independent, expert advice to the project as required – and fill in any gaps in their construction knowledge or understanding.
We agreed that we would work flexibly, so rather than working via a rigid monthly fee we provided help and visited when required and simply billed on an hourly basis for our time.
The build went smoothly however unfortunately it was not quite complete when the first Covid-19 lockdown hit. Our clients were shielding so we were unable to visit the site towards the end stage of the project, but luckily our experienced clients were able to carry on and complete their build.
THE RESULT
Despite a few weeks delay due to issues relating to Covid-19 the house was finished almost on schedule – a remarkable achievement and a testament to this self-build couple’s hard work and endurance!
Our clients have created a stunning new timber frame self build home, which is not only a beautiful space but is also highly energy efficient and which they can enjoy for many years to come.
