How making modern additions to a period property can create a beautiful family home









THE PROJECT
This project involved adding a large new extension to the rear of the period property, with a partial renovation of the existing space and some external landscaping works. The design (by Alison Philips Design Associates) was to open up and extend the kitchen, dining and living room areas to make the ground floor a more open plan. The first floor was re-configured to create a master suite with bathroom and dressing room, with the addition of two additional bedrooms with en-suite facilities and the main family bathroom was re-located. Where required there was new wiring and plumbing, with new sanitaryware to bathrooms and the cloakrooms. The kitchen was also refitted. Externally, the patio was re-laid and extended with porcelain tiles to match the new internal flooring.
THE CHALLENGE
We were introduced to our clients by their architect, with whom we have worked before. CLPM were instructed us to help them find and appoint their contractor. We prepared the tender documentation, organised the tender and analysed the returns. Our Quantity Surveying team then went on to appoint the contractor and liaise with the client for the duration of the build regarding invoices and variations. For part of the project we also visited the site and provided Contract Administration support.
THE SOLUTION
Our clients were keen to do as much project management themselves as they could. So once the most complex construction elements were complete, our project manager stepped back and we only supported them via cost management support.
For most of the project our role was therefore primarily to add independent, expert cost advice to the project as required – and fill in any gaps in their contractual understanding.
Despite our client deciding once onsite to add quite a number of new items to the building works, we were able to ensure that all of the additional costs were itemised and closely controlled.
THE RESULT
Although part of the build coincided with the first Covid-19 lockdown, the hard work of the team from JPD Building Services, our Quantity Surveyor, Jane and our client meant the house was finished almost on schedule – only a couple of weeks or so beyond the original completion date!
