THE PROJECT
Our clients came to us via their architect Kate Clare from Loud Architects. Kate was looking for Project Management for a London flat renovation. She was keen on an independent company to support her clients through their project.
They were renovating a period property in London with specific design features throughout..
THE CHALLENGE
The clients have full time jobs in London, and a young family so didn’t really have the time to dedicate to such a project.
They had decided on the flat as the location was key. They are both French, and the property was close by to a French speaking school for the children. Verifying that location, location, location is paramount.
When we came on board, the project was already on site. Our Project Manager Karim took the role of Employers Agent, and provided site support through to completion.
THE SOLUTION
An Employer’s Agent will typically represent a client in the course of a construction project. The Agent sits between its client and the contractor, representing their interests throughout a building contract, usually covering the design and build phases of a development. This is similar to Contract Administration, but is used when a specific type of contract is in place.
CLPM can provide flexible, bespoke site support where the needs of the project require additional help. This was very much the case on this project. Karim was able to act as an independent consultant between the trades, the clients and their neighbours. It is essential that everyone touched by a project is kept regularly informed with accurate communications. This always enables a project to run smoothly, can identify any potential issues before they arise, or manage unforeseen problems as they pop up.
In this instance, the added benefit was that Karim is fluent in French. This enabled him to speak freely with the clients in the language they felt most comfortable using.
THE RESULT
Our clients are delighted with their home. While the typical worries of a renovation is always going to be there throughout a project, it definitely helped them to have an independent consultant to take the stress away. There were many decisions that they needed help with, and Karim was always on hand to advise. It was also essential that an expert was available to check the quality of workmanship throughout the build. This is something they found invaluable as they knew they did not have had the technical knowledge to do themselves.
