THE PROJECT
The CLPM Quantity Surveying team were approached by the architects Erbar Mattes. They were looking for a company to undertake the tender process and contract administration for their project.
This project creates the new operational hub for kitchen cabinet manufacturer Plykea at Here East in East London. The project transforms an empty 450m2 commercial unit within the former Olympic Media Centre. The development was to provide a new workshop, showroom, office, meeting room, and staff canteen.
CLPM were delighted to be appointed to conduct the Contract Administration for Commercial Unit Renovation project.
THE CHALLENGE
The architects brief was to create a new workspace that would showcase and service all of their business operations. Their client had wanted all aspects of their team to feel as one, rather than work in separate groups in individual departments. CLPM were instructed to carry out the tender process, to ensure a contractor was appointed who was able to meet the clients budget, and provide detailed accurate costings for each part of the build.
When CLPM carry out a tender, we will always discuss with clients which elements of their plans are important and which can be compromised. We look at this in terms of identifying cost savings in potential build methods, materials or finish.
THE SOLUTION
Once a contractor is in place, our quantity surveying team will produce a contract. We typically use a JCT contract which provides protection for all parties involved in the build.
Once on site, our London Contract Administrator Alistair Stewart was appointed to conduct fortnightly site visits. A build program would be issued by the contractor stating agreed timelines with the client, both would be stated in the contract. By attending regular site visits Alistair would check on progress against the programme, check the build adheres to the architects plans and the materials used are as stated in the tender package. Alistair would issue monthly minutes to ensure all parties were regularly updated and aware of progress or problems.
The CLPM QS team would then provide monthly valuations against the budget to ensure the client was fully aware of the financial status at all times.
Erbar Mattes had worked in collaboration with Plykea to develop a practical, sustainable, and cost-effective design, inspired by the company’s philosophy. Open web timber floor joists are repurposed as large-scale studwork to form six-meter-high acoustic partitions separating the noisy manufacturing from the quieter spaces. The partitions comprise fully glazed sections, allowing through-views and supporting interaction between the production and office areas. Opaque wood wool boards and acoustic insulation help to dampen the sound at high level.
A new plywood timber stair serves the mezzanine meeting room with views across the manufacturing hall. An existing redundant lift shaft steel frame was adopted as the primary load-bearing structure to create additional space.
THE RESULT
The clients commented that Erbar Mattes had successfully delivered their goals, and are delighted that the whole space now functions as one big showroom. They were keen to ensure clients visiting the showroom could see their orders being made, and the end results is a testament to this.
