This Oxfordshire property is typical of the type of the redevelopment projects we work on. The building was originally a pub, before becoming a car workshop and then a house with associated workshops, before it fell into a dilapidated state. Our client, a local property investor and landlord, purchased the property with the aim of converting the property into dwellings.
Gaining the necessary permissions was at times difficult. Having looked at a variety of development routes and then having made a series of planning applications which had met with issues, the architects and developer worked up plans to develop the site to create two family houses – one 2 bedroom unit and the one 3 bedroom unit. Our developer client was planning to retain ownership and rent out both units long-term to local families.
Throughout the project our client was keen to ensure that the renovation and conversion was dealt with very sympathetically, revealing the original character of the building. Exposed timbers and original fireplaces were retained, whilst at the same time the property was to be insulated to a high level – with the aim of ensuring that the comfort and energy performance of the building would be dramatically improved.
CLPM were appointed to help protect the owner’s financial interests and to ensure the build went smoothly onsite.
The Quantity Surveying team worked closely with the architect and gave cost advice and support from the initial design stages. We worked up cost estimates for each design scenario to help our client decide on the best option for his building project. Then, once planning permission was gained, we estimated the total project budget so that our client could plan and manage his finances as accurately as possible. We then worked with our client to develop a schedule of works and decide how to carry out the build. He decided he would like to carry out the build by using individual tradesmen rather than via a single main contractor. We therefore split the works into the separate trades and tendered the project before project managing the construction works on site.
Redevelopment projects like these are complex so there were many occasions that could have led to errors or delays, but having a project manager meant any queries the build team had were dealt with quickly. The works were completed on time and to budget and the houses were let shortly afterwards.

Whilst beneficial to the local people, the project was a sensitive one and it was important to deliver an attractive, practical conversion which respected the building’s long local history. The architect and project management teams worked very effectively to transform the site and I’m very happy with the result.
