THE PROJECT
This pool barn timber frame project in Oxfordshire was built to a design in keeping with its historic setting, but with all the benefits of a 21st century specification. The project started with applying for and gaining planning permission to demolish an existing listed barn.
THE CHALLENGE
We were very much involved from this early stage, overseeing the sensitive negotiations with the local conservation officer and the Society for the Protection of Ancient Buildings. As part of this planning process a full CLPM Sustainability report was commissioned to support the application and add further sustainable elements to the existing timber frame plans.
THE SOLUTION
Once planning was achieved CLPM then supported our clients throughout the project. The new timber-clad building was firstly insulated beyond building regulations to ensure it was an energy efficient space. Water for the pool was sourced from a re-commissioned well on the plot, as well as mains backup and this was heated by a combination of a biomass boiler and solar hot water panels.
A PV array was positioned on the thatched roof to generate electricity to support the house and pool building. A self- composting toilet was included in the changing area of the building.
CLPM fully project managed the demolition and the build – specifying and sourcing all of the sustainable building elements and technology as well as the more traditional elements and then managing the budget and tender process and project managing the individual trades on site.
THE RESULT
As you can see the end result is rather beautiful, but the best part of the project was how sustainability can be woven into good design.
