We regularly work with clients, or for solicitors whose clients have special needs. Typically our clients are planning to a build new house, or to extend and remodel their existing home, to better suit their, or their clients needs. As a result of working on such building projects, we have existing relationships with a number of Medical and Clinical Negligence Solicitors. We also work regularly with Housing Occupational Therapists, who specialise in designing and adapting homes for the less able.
We have just been appointed to work with a large specialist solicitor firm on a building project for their client in Sussex. We have been appointed to act as their home disability modification project manager. The construction works are significant, with a large budget to ensure the home adapted in such a way to be suitable for our clients needs. The plans involve adding a single storey and a double storey extension to both the rear and side of the house. In addition, a conservatory will be replaced, and a new hydrotherapy pool will be built. The project also includes adding decking to the rear, creating a new carport and driveway and replacing windows and doors throughout the house.
Our clients have got planning permission, and have already found a suitable builder with their architect. Our Quantity Surveying team are now working with our clients to draw up a full specification for the building works, to ensure that we can create a fully comprehensive document to refer to in the building contract. This will ensure not only that the builder has a clear brief to avoid any issues, but also that expensive variations to kept to a minimum. Our building project management team will be pulling together a programme for the building works, and project managing the construction works in the role of Contract Administrator. Our clients are hoping to visit the site regularly, so we will be carrying our monthly site visits to check adherence to the plans, and to the programme, and to carry out valuations.
We are planning to start onsite with this project towards the end of February and hope to complete the project in the Autumn of this year.
