We have just been appointed to work with our clients who are renovating and remodeling their historic property in a village near Winchester.

The project is a major renovation and re-configuration of 2 near-derelict buildings, to form a single building in which our clients plan to live, once the project is completed. The buildings originally served as the village bakery, but have fallen into disrepair, and so the work has been split into 2 phases. The first phase is structural to form a robust and more energy efficient building. The second phase is the fit-out to convert the building into a proper, comfortable home.

Our clients have already started onsite with a build team, but have now asked us to help them monitor the build on their behalf. Renovations of this nature are usually quite complicated, and often tend to require a lot of decisions and creative problem solving. This project is proving to be slower and more costly than expected, and our clients are keen for us to help them to get things back on track.

We will be helping our clients review where they are now on the build, from a cost perspective, and find a build team for the second build phase.This will involve creating a list of potential building companies to approach, completing the specifications for preparing the tender documents and carrying out a competitive tender for the remaining building works. We will then help our clients choose the most appropriate build team before drawing up the building contracts.

Once the builders are appointed, we will be supporting our clients in the role of Contract Administrator. Contract Administration involves our project manager making regular visits to the building site to check the works are being completed to specification, and to the correct quality, within the agreed timescales. The role also involves managing any changes (known as Variances) for the project – and ensuring the cost implications of these are fair and logged versus the original contract as the project progresses. Once the main build period is complete, we will then help the client with snagging, and then the defects liability period, to ensure the retained fees are not released until any issues are resolved.
