How we helped our property developer client build better and reduce his financial risk







THE PROJECT
We were approached by the architect on this project Andrew Catto Architects on behalf of their property developer client.
The client was to organise the build himself and visit the site regularly. The architect was to act as the Contract Administrator. Our role was as the Quantity Surveyor for the scheme.
THE CHALLENGE
This complex project involved renovating 2 existing shop premises, and then creating 4 new flats above them.
As QS for the project we were specifically appointed to help with valuations. We also provided pre-construction cost advice, contractual advice and help with any issues or queries regarding materials and VAT. The budget was significant and it was extremely important to keep a tight rein on costs. Likewise the situation regarding VAT was complicated so our client wanted to ensure that all the paperwork was completed correctly.
THE SOLUTION
As our clients were keen to do as much project management as they could themselves, our main role was to provide construction cost planning and management support.
We provided our Quantity Surveying services via a fixed monthly fee.
Our work with the architect and client included advising on the tender details and the contract etc. Once onsite we helped check the invoices and advised on how best to tackle and resolve issues such as defects, extensions of time and faulty workmanship. As the Covid-19 pandemic struck mid-build, our specialist help interpreting the contactual implications of lockdown became even more useful.
THE RESULT
As can be seen the development was very successful, and we hope to work with Andrew Catto Architects and this property developer again soon!
