CLPM acted as Contract Administrators and provided CDM Principal Designer Support for a new Restaurant and Bar.
THE PROJECT
Our client was the Interior Designer of a new restaurant and bar, The Black Horse in E17. They reached out to us to carry out the role of Contract Administration as they required an Independent Construction Consultant to undertake this role. Inspired by the former denim and London bus factories that had been located in the area. The interior design has a dark, rich colour scheme of terracotta and blue. The bespoke terrazzo bar surfaces, pizza oven and concrete stairs and flooring is softened by the use of wooden beams and bespoke street art. Highlighting the main features of the bar area and vibrant staircase.
The designer and architect working on the project initially asked us to assist with the Principal Designer role. However soon realised the value and necessity of instructing us as Contract Administrator.
THE CHALLENGE
The new build was a development of 2 units, with the restaurant and bar being just one. The build team were already in place. An unusual situation for us as we would normally be instructed for Quantity Surveying as well as Project Management.
Our Project Manager Lucy was appointed to carry out the CDM Principal Designer role. This involved highlighting any potential health and safety risks with the design and working with the design team to reduce that risk.
Lucy then acted as Contract Administrator. The role of a Contract Administrator is a contractual one. It is in place to ensure that the construction works are delivered as per the building contract. During a project, a CA will liaise closely with any contractors and chair regular meetings. They will take minutes and communicate these with the team. They will also deal promptly with any queries or questions the build team may have to ensure there are no delays.
THE SOLUTION
In this instance, the role of the Contract Administrator brought all the build team together. The fortnightly focus on progress, following the programme and ensuring a high level of communication was key to the project success. With an unknown team, this was a challenge, but one that forged new relationships and worked well.
THE RESULT
An inspiring design and well managed build team finished the Pizza Restaurant and bar to the desired timescales and required quality standards. The property is now trading successfully.
