CLPM were appointed to act as Contract Administrators for the development of an Arts Café in E17







THE PROJECT
Our client was the Interior Designer of a new Arts Café in E17. They were looking for an independent party to undertake the role of Contract Administration. As Construction Consultants, this is something CLPM specialise in.
The Willow Tree Arts Café is situated beside the beautiful Walthamstow Wetlands. This provided the basis for the project design. Historically this was once an unloved and underdeveloped site, Now, the Willow Tree Arts Café is located in the Blackhorse Mills residential development and brings a cultural hub showcasing some of Walthamstow’s leading creators, makers and independents to the community.
The designer and architect working on the project initially asked us to assist with the Principal Designer role. However soon realised the value and necessity of instructing us as an independent Contract Administrator.
THE CHALLENGE
The Café was part of a new build was a development of 2 units. The build team were already in place. This is an unusual situation for us as we would normally be instructed for Quantity Surveying as well as Project Management.
Our Project Manager Lucy was appointed to carry out the Principal Designer role. This involved highlighting the potential design risks and working closely with the design team for solutions to reduce the risks,
Lucy then acted as Contract Administrator. The role of a Contract Administrator is a contractual one. It is in place to ensure that the construction works are delivered as per the building contract. Taking minutes and communicating these with the team, the Contract Administrator will liaise closely with any contractors and other trades who are involved in the project. They will check progress against the programme and deal promptly with any queries or questions the build team may have to ensure there are no delays.
THE SOLUTION
The role of the Contract Administrator in this project brought all the build team together. The fortnightly focus on progress, following the programme and ensuring a high level of communication was key to the project success. With an unknown team, this was a challenge, but one that forged new relationships and worked well.
THE RESULT
A beautiful inspiring design and well managed build team completed the Café and bar to the desired timescales and required quality standards. You can now visit the property in Walthamstow and feel at one with the local nature reserve.
