Multi Lingual Building Project Manager

CLPM are a building project consultancy. Working with both residential and commercial clients we provide building project management services across the South of the UK. We are incredibly proud to have Karim, a multi lingual building project manager working with us.

Sometimes we find we are working with clients whose most comfortable language isn’t English. They find this can be a barrier when trying to deal with trades and contractors, as well as understanding UK law and local government policy.

Other times, we find we have clients who are living or working overseas, and are renovating properties in the UK which need someone to oversee the work here, and communicate back to them.

Or, build teams consisting of teams from Europe or the Middle East.

Sometimes our clients find the language barrier a challenge, however whatever the circumstance we aim to help. Karim has worked for CLPM since 2015, and has supported a large number of clients, with a variety of project types. The languages he can boast are English, French and Arabic fluently as well as conversational Italian, Spanish and German.

These have been enormously helpful to clients who have recently completed these projects.

 

London Flat Renovation

Our clients were French. They were renovating an apartment in Holland Park which was close to the French school their children were attending. While on this project, although the clients did have the ability to speak English, it became a real boon to switch to French at times. When Karim can understand the clients wishes and frustrations fully, he is able to support them better. This project was completed with the period minimalist finish the clients had desired.

 

Kensington Home Renovation

The clients here were Arabic as were their representatives in the UK. The project was a basement creation, ground floor extension, first floor loft extension, along with a complete refurbishment.

The architects were looking for an independent project manager and cost management for the project, and naturally Karim with his language skills was the perfect choice.

Self Build Eco Home

The clients here were English, which made conversation easy. They had built a self build home before, but were considering their capabilities as they were getting older.

What they wanted was for someone to be on hand to ‘rubber stamp’ decisions, and provide ad hoc site support. As they wanted to build to as near to passiv standards as possible, they needed a little expertise.

Karim was able to fill this need, and became very good friends with the clients.

 

London Flat Renovation

Karim worked on this renovation project for many months. The middle eastern clients were not in London very often, but wanted to renovate the property for family to use when visiting the capital. They had many specific requests, which presented a number of challenges. Karim was able to converse in Arabic to ensure each stage of the build progressed to time. His ability to do this meant that the clients requests were fully understood, and he could liaise with them about events that were happening on site without the need for an interpreter.

The whole interior had been ripped out, so it was very much starting from scratch.

The clients were delighted with the results, and were very happy with the regular Arabic communications.

Karim Malhame

Meet Karim, Karim provides CLPM’s Building Project Management services in and around Surrey, London and Berkshire.

Based in the Windsor area, he is generally deployed to projects located in Surrey, but also works for clients nearby in Berkshire, West London, South West London, North Hampshire and South Buckinghamshire.

He supports clients face to face and also coaches clients, giving his project management expertise virtually via Miscrosoft Teams as one of our ‘Construction Guru’ project managers.

Karim’s construction project management experience is diverse. He’s worked within large commercial teams, as well as managing a personal portfolio of properties.

Karim has a lot of experience of turning around projects which have come to us midway through the build in crisis – so called ‘rescue’ projects.

Most recently, Karim has worked on the major renovation of a large period farmhouse near Reading, the remodel of a historic house near Ascot, and a couple of home extension and remodel projects near Kingston-upon-Thames and Leatherhead.

• Pre Construction Services

Appointing CLPM to provide Pre-construction services will give your project the best possible start.

Design Review: Having an independent third party check through all your design information in the pre-construction phase is a good idea. We can check for omissions, errors, inconsistencies, complications and cost opportunities

Schedule of Works: A Schedule of Works forms part of the contract and lists the works required for a building project. It’s a bit like a shopping list. These are often produced alongside drawings by an architect in addition to specifications and preliminaries (site management requirements). They are likely to form part of the tender documentation and then contract documents for your building project.

Programme: A detailed, realistic programme with key milestones is a very useful document as it will help you to assess the progress of the works.

Principal Design: CLPM can provide CDM Principal Designer services. We can provide health and safety risk assessments on all home renovation, extensions, and new build construction projects. For larger more complex projects CLPM can also provide Construction Management Plans and Method Statements.

 

• Site Support and Bespoke Services

If your building project is relatively small or uncomplicated, such as an extension or straightforward refurbishment and you have enough spare time and experience to oversee your builder. CLPM can put together a tailored support package to help you build with confidence.

• Contract Administration

Contract Administration involves checking that the builders are carrying out the works to the correct specification and standard. It also involves dealing with any queries or problems that occur during the build, and liaising with the contractor and client to ensure the agreement any changes to the contract that might happen as a result. An important part is the sign-off of cost changes, the monitoring of the effect on the client’s contract from a financial perspective and the signing off of the invoices for payment.
