Appointing a professional to tender the works and act as your Contract Administrator is key when time and budgets are tight.




THE PROJECT
Our Oxford based client had lived in their home for some time. They spent time working together with their architect to design a flowing, practical updated space for their 2 Storey Extension and Refurbishment.
The new design for the extended and remodelled house made the layout more efficient. This meant that the client was creating a larger house whilst regaining some outside space in the garden. Alongside reconfiguring the layout with a 2 storey extension, the whole house was to be updated with a full redecoration. This included new wiring and plumbing, as well as new flooring, windows, kitchen and bathrooms.
THE CHALLENGE
Our clients were a busy working couple, who had limited spare time and a set budget for the building works. They needed help to set up and organise the construction works and were keen to have an independent expert to prevent any delays or costly overspends.
THE SOLUTION
CLPM were appointed to help support our clients by delivering both construction cost advice services and project management support. Firstly, we analysed the architectural designs and working out a line by line estimate of the costs to build the 2 storey extension and refurbishment works. We used this estimate to create a budget for the project, and a benchmark figure for the builders’ quotations. Next we agreed the list of builders to approach and prepared the tender documents. The work was put out to tender, and our team managed the tender process for our clients to both main contractors and individual trades.
After analysing and talking through the tender returns with our clients, they chose to build using a single, main contractor and using CLPM for Contract Administration. This involved our project manager monitoring the progress and quality of the building works and overseeing the build to ensure everything went according to plan. Contract Administrators also monitor the cost of the project by checking and then signing off invoices and dealing with any cost variations as they happen.
THE RESULT
The house is now a bright modern space. It project took 6 months to complete but was completed smoothly and to a high level of quality – and with the minimum stress and disruption to our clients.
