THE PROJECT
This project was to fully project manage the renovation of a 2 storey period property in West Chelsea. Our clients had instructed an interior designer to specify the designs to refurbish the space. We were employed to work collaboratively with her and to find, appoint and manage the build team to complete the works.
THE CHALLENGE
Our clients use the property as a second home and, as they live some distance away, they were unable to organise and oversee the project themselves.
The renovation involved some exterior remedial work and decoration works. It also needed us to help identify and then resolve some minor structural issues with an interior wall. The grade 2 listed 2 bedroom house was then to be completely redecorated inside and new flooring was installed throughout.
THE SOLUTION
This firstly involved our using the structural reports and interior designer’s plans to prepare a Schedule of Works. Working closely with the client’s interior designer, we pulled together a list of suitable local tradespeople. Our Quantity Surveying team worked with our Project Manager to create the tender packs. We then met with and briefed the builders at the property as part of the competitive tender process.
This methodical approach ensures that the tender returns are as complete, consistent and competitive as possible. Once we had analysed the returns and chosen the trades with our clients we then project managed the construction works throughout the build. This involved visiting the site to ensure that every detail was completed to the correct specification, to the highest quality of finish and within the prices agreed.
THE RESULT
The renovation was completed on timescale and within budget and our happy clients now have a beautiful home to enjoy.
