This project was a true labour of love. Our clients rightly decided right at the beginning of their planning process to engage a team of specialists to design, complete the works and then closely oversee the build onsite. The results – over 12 months later – are testament to their patience and investment as well as the whole project team’s hard work and commitment.
The house was completely stripped back and then rebuilt while retaining all of the original features. It was re-wired and re-plumbed. The wooden flooring and all the existing period features such as staircases, window frames, shutters and architraves were restored to their former glory. The entire house was redecorated with a new kitchen, new bathrooms and a series of specialist hobby rooms – such as a home cinema, an indoor plant potting area, a boot room and a wine cellar.
With busy careers and living some distance away from the property, our clients were unable to oversee their building project themselves. They therefore needed a project manager to coordinate the two designers, the main contractor and the specialist trades to ensure the project went smoothly and kept to its schedule. The costs of renovation projects of this nature are very high and difficult to control so appointing CLPM as their Contract Administrator enabled us to help mitigate their risks, keep a close eye on their costs and thereby protect their financial interests.
CLPM project managed the works for our clients, supporting this major project in the role of Contract Administrator. This involved liaising with the client, their architects and interior designer and a main contractor, as well as a number of other specialist tradespeople. When project managing a restoraton project of this nature it’s important to provide the correct balance of support and challenge to the build team. Doing this helps get a better result while also preventing any delays and ensuring the building works are keep to the agreed schedule and budget.
Rob, CLPM’s building project manager for Oxfordshire visited the site regularly to inspect the building works and check progress. He held meetings with the contractor to ensure any queries were answered quickly and that they were always clear on what needed to be done. As part of our role we helped resolve any problems, and checked the quality and accuracy of the building works versus the architectural plans and specifications. Along the way Rob, together with our head-office based Quantity Surveying team, dealt with the financial implications of any changes versus the contract (these are called cost variations) and helped out clients keep a handle on their projected total spend versus their budget.
The house has retained all of it’s original features but now has a more modern feel. With a stunning design our clients have created a beautiful family home which can be enjoyed for many years to come.
