THE PROJECT
CLPM are experienced at supporting commercial property developers and business owners. Commercial property renovations and conversions are often challenging, and time consuming building projects. There are often significant limitations in planning permissions alongside very specific commercial needs and construction budgets. We understand this, and have worked on a variety of projects within the commercial sector, both modest and large.
This project in Oxfordshire involved the conversion of some agricultural buildings into a commercial property for our client who runs a business which makes and sells garden sculptures.
THE CHALLENGE
Our client needed his building to achieve two things. First, he needed a large workshop space for use in the design and manufacture of garden sculptures for his own business, and secondly an additional area to let as office space. He also wanted to make the building highly energy efficient, as well as to soundproof the structure to ensure that any noise coming from the workshop was limited as much as possible.
THE SOLUTION
Our sustainability experts worked together with the client and his architects to develop a design which gave the building a very high overall performance. This was achieved by boosting the specifications of the building and so ensuring the structure had very high levels of insulating board and would be constructed in such a way for it to be very air tight. Natural light was key to the working environment for both zones and so large windows, roof-lights and internally glazed walls were also introduced to the design.
Once the designs were agreed CLPM worked closely with the architect and helped appoint the build team. We then project managed the building phase in the role of Contract Administrator, assessing the progress to programme, the build quality and signing off the builder’s invoices for payment before organising the completion of the snags and defects and release of the retention sums.
THE RESULT
The project was completed on time and to budget, and our client was very pleased with his new commercial space.
