THE PROJECT
CLPM often provide construction Contract Administration services for developers. Over the years we’ve worked on a wide variety of building projects in the commercial sector, acting as Contract Administrator for clients who have come from a range of different industries.
This recent project in Gerrards Cross involved CLPM’s building project manager for Buckinghamshire, Frank Elliott, acting as the Contract Administrator for the conversion of an office block into residential flats.
THE CHALLENGE
Our clients, who are a local property developer, own a variety of properties in and around Gerrards Cross. Together with their architect, Jane Duncan Associates, they had drawn up plans to strip out and remodel the property to provide much-needed flats to rent. The construction works involved stripping out and refitting all the interiors of the building, replacing the main staircase and creating a new plant room to serve the building. In addition, the exteriors of the building and the parking area were to be refurbished.
THE SOLUTION
In a large project of this nature it is critical that the building phase is closely controlled. Our role as Contract Administrator was to monitor the progress of the build and check the works were being carried out according to the plans and programme agreed within the building contract. We were also there to ensure that the invoices were in keeping with the works completed and that any changes were dealt with in a fair and reasonable way. This meant that we visited the site and inspected the works on a regular basis. We also held regular site meetings and had ongoing communication with our clients and their build team by email and phone throughout the project.
THE RESULT
Contract Administration helps to ensure that the projects of this nature run smoothly by minimising the impact of any issues. We’re pleased to say that this project went very smoothly and all 12 flats were created on time and to budget, all of which were let very quickly. A very successful project for all involved, and we hope to be working with our property developer clients again in the near future.
