This rural housing development involved renovating several farm buildings to create 5 luxury homes.

THE PROJECT
This construction project involved the transformation of a large Grade 2, 17th century farmhouse and its associated barns into 5 unique homes. Situated in the very desirable location of Boars Hill, and close to Oxford the buildings were part of a major residential development. Each building was being completely redesigned and sympathetically restored by a local property developer in conjunction with his architect.
THE CHALLENGE
This prestigious project was extremely ambitious and there was a need to ensure the quality of the build was of the very highest level. The design of each house was unique, and each one was to be fitted out to a very high quality specification. CLPM were brought in to give additional support mid-way through the build when our busy property developer client became aware he could not give the building project the time and attention it needed.
THE SOLUTION
Large restorations and conversion projects often need a very high level of oversight and project management to ensure they progress smoothly. Queries and complications in the build and their associated cost changes can often result in delays unless there is a high level of involvement from either a knowledgeable client, or their project manager. Once our client realised he needed additional project management support, CLPM acted as the Contract Administrator. This involved our visiting the site regularly to inspect the works and deal with any issues. We also valued the works and signed off the invoices for payment as well as managing the variations as they arose. By working very closely with the developer, the architects and the main contractors to supplement the existing team we helped helped to bring what was a potentially drifting project back on track.
THE RESULT
By ensuring all parties were coordinated effectively, our project manager helped to ensure that each individual unit could be completed to the budget and quality levels required by the developer client and within timescale.
CLPM Services used by our client:-
Contract Administration with Project Management role with main contractor with site inspection.
CLPM act as the interface between us as project architects, the contractor and the client. They have an empathy with design-related issues and they are team players. They have worked closely alongside us and we do not feel that as a result, we have lost any control over the design and detailing of the buildings.
