How we helped this landlord client complete his renovation in St Albans
THE PROJECT
Our client approached us looking for support in the renovation of his grade 2 listed cottage in Hemel Hempstead. The property was a buy to let investment, was suffering from damp, and was in a very poor state of repair.
THE CHALLENGE
Our client was looking for a quick turn-around to repair and completely refurbish and update the house. He was looking for project management support in order to minimise the time the cottage was empty and get new tenants in as quickly as possible.
THE SOLUTION
The house was effectively fully gutted. A new damp course was installed and the house was then re-wired and re-plumbed. A new bathroom with shower cabinet was added as well as a new fitted kitchen. The heating system was updated, downlighters added and new flooring was installed throughout. The house was also redecorated both inside and outside.
As there was no structural work required our client did not use an architect or a designer. Instead we supported our client throughout the pre-construction phase of the project. We helped him find suitable professionals to assess the property and suggest what remedial actions were required. We then developed a detailed schedule of all the works required, selected a list of suitable builders to approach and prepared the tender packs before taking the project out to tender. Once the tender returns were received we helped our client choose and appoint his build team. Once onsite we acted as Contract Administrator, checking the quality and progress of the works and signing the invoices off for payment.
THE RESULT
The project went very smoothly and according to programme – meaning our client’s tenants could move in without any delays for them or rental losses to our client.

I would like to express my appreciation of all that Mario and Andrius have done in carrying out this project. I think I am being quite honest when I say that without either of them being involved it would have been a very different and potentially very stressful experience. Quite literally it could not have been down without either of them.
