THE PROJECT
This project involved updating the existing house, and remodelling the space, whilst adding both a side and a rear extension. A new master en-suite and family bathroom was added; with redecoration upstairs as well as a new kitchen with a modern, light-filled dining area extension with sliding doors leading onto the patio.
The attractive gardens were already in situ, but the project also involved some external repair works to the patio and decking area.
THE CHALLENGE
Our clients came to us to help them with their home extension and refurbishment after we were recommended by their friends, who lived nearby and were previous CLPM clients. They wanted to extend and update their 1960’s home and with busy lives, including many work and family commitments, they realised that they needed professional help to ensure their project would be completed successfully and to time and budget. We were taken on to help coordinate and monitor their project team which included both an architect and an interior designer.
THE SOLUTION
Working closely with the client’s architects and interior designer, we firstly carried out a design review. This involves checking that the designs and specifications are complete, consistent and correct. We then pulled together a full schedule of works and used this to calculate an accurate, line-by-line estimate for the works. This created a total budget figure for the build which our clients used to check the affordability of their designs, and confirm what they would spend on big items such as the new kitchen and bathroom. We then organised the tender process for our clients. This involved helping them select which local builders would be suitable to approach and then preparing all the paperwork before meeting with each construction company to ensure that the tender returns would be as accurate and competitive as possible.
We then analysed the returns for our clients before helping them select which builder to use and preparing the building contracts. Once onsite we then project managed the building project by acting as the Contract Administrator which involves checking the works, dealing with the build team’s queries and resolving problems, as well as monitoring variations and signing off invoices for payment.
THE RESULT
The result is a light and modern family home with an improved flow and a strong integration with the outside space.

Many builders advertise that they offer project management services. When budgets are tight and time is short, it can be tempting to rely on your builder to organise your build.
