How glazed extensions and interior remodelling transformed this Edwardian property








THE PROJECT
This project involved renovating and adding a two glazed extensions to the rear of this townhouse. The internal space was remodelled, and a new patio area was created alongside other external landscaping works.
The aim was to create a light and modern family home while retaining all the characterful Edwardian period features.
THE CHALLENGE
Our clients, who are both busy professionals in the financial industry, needed help organising and overseeing their building works. The scale project of the project meant they could not continue to live onsite and so they were keen to ensure they had a project manager to oversee the builder and check the accuracy of the construction works.
CLPM were introduced to our clients via their architect – 3S Architects, with whom we have worked before.
The tender process was managed by the architect so CLPM got involved once our clients had found and appointed their builder. We were appointed as the Contract Administrator for the project.
THE SOLUTION
As Contract Administrator we checked the contract documentation and after some discussions with the build team and client it became apparent that there were some misunderstandings regarding the scope and pricing of the works. Our first role was to ensure that these issues were resolved and we therefore advised our clients that revisions would be required to the contracts.
Once this aspect was resolved our work as the Contract Administrator became easier. This role involves visiting the site at regular intervals to inspect the building works, check progress to the programme and oversee the financial and contractual side of the build. We check the invoices and dealing with changes – known as variations – which lead to additional costs versus the contract. Our project managers also advise our clients on how best to tackle and resolve issues such as defects and faulty workmanship.
For this project the quality of the build and progress to programme was very good. While there were some delays due to Covid the hard work and good relationship with the builder meant these were kept to an absolute minimum.
THE RESULT
As can be seen the transformation was extremely successful. Our clients home is a stunning and is a illustration of how an imaginative client and architect, combined with a quality build team and independent project manager can together create a truly stunning result.
