CLPM were appointed to provide several services including Contract Administration for a Home Renovation of a 1960's property.










THE PROJECT
We were approached by our clients after they found us via the internet. They had been working up their plans with their architect and were in the final stages of selecting a contractor and wanted to appoint a quantity surveyor to undertake the role of contract administration to bring their project to fruition.
THE CHALLENGE
Looking to make smarter use of a small space our clients wanted to inject their home with modern sparkle. They also wanted their project to blend with the streetscape while minimising the impact on the neighbours’ outlook and light.
Their architect had taken them to the tender process. After analysing these returns, they had undergone a value engineering project to get closer to their budget.
There were 5 contractors in the tender process and as all of the quotes came back within a similar margin. Therefore rather than spend time understanding the differences, we suggested our clients look into the best contract. We typically use JCT Homeowner contracts, but there are others. It is worth understanding which is best suited to your project. In this case we prepared a RIBA Domestic Building Contract.
THE SOLUTION
The architect’s plans were to completely rearrange the existing floorplan to open up the space for residents while also meeting council’s expectations.
Due to the complexity of the project and the details listed in the contract, CLPM were appointed to act as contract administrators.
This involves managing the procedural aspects of a contract during the delivery of a project. Including making sure the flow of required information is communicated to the relevant parties. Submitting notices, valuations and payment evaluations, along with handling claims for extra payment, and extended timescales.

A creative wraparound extension that mirrors the character of the area and fuses the original features of the home with new, contemporary additions, while flooding the home with natural light.
Allowing professional consultancy services to look after their project, our clients felt they did not need to worry so much, and the project was completed pretty much on time and on budget.
