CLPM were appointed to provide several services including Contract Administration for a Home Renovation of a 1960's property.







THE PROJECT
Our client had been living in his family home since the 1980’s. The property is in a private road opposite green land and a private school. The surrounding properties were all built around the same time, but all to different scale and footprints.
The family knew the property needed work, looking a little tired, it seemed outdated. There was an influx of new neighbours who were all keen to put their own stamp on their new homes. This just heightened our clients need to plan modernisation works.
Their dilemma was whether to repaint, remodel, redevelop and renovate or knock down and rebuild. Our client planned carefully what he wanted to do, and now totally recommends using Construction Consultants for a Home Renovation.
THE CHALLENGE
Having worked in the corporate world our client knew the benefits a project manager would bring. He also knew that he did not have the required knowledge of construction to check work was completed as it should be. He wanted a build team who would meet his quality standards and complete the tasks accurately.
The project began with our Heating and Energy Consultant visiting the property. Rob conducts a site survey to assess the architects plans and ensure what is designed will work with the current system. The client was keen to ensure the house was energy efficient, and didn’t have radiators on every wall. He had considered renewable energy but wasn’t sure it would work. Rob was able to assist with the plans, and suggested they prepare the pipework so the property could be heat pump ready for the future.
Our client chatted with our Quantity Surveying lead Alison, who advised him of the benefits of a professional tender. By undertaking this service, he was able to accurately compare quotes from contractors. It is so important to ‘get along’ with your build team, and our client had been recommended a company who were able to work with his timescales, were local and within budget.
CLPM Project Manager Lucy was appointed to carry out the Principal Designer role. This involved highlighting the potential design safety risks and working closely with the design team for solutions to mitigate these risks,
Lucy and Charlie together acted as Contract Administrator. The role of a Contract Administration for a home renovation is a contractual one. It is in place to ensure that the construction works are delivered as per the building contract. Taking minutes and communicating these with the team, the Contract Administrator will liaise closely with any contractors and other trades who are involved in the project. They will check progress against the programme and deal promptly with any queries or questions the build team may have to ensure there are no delays.
THE SOLUTION
The role of the Contract Administrator in this project brought all the build team together. The fortnightly focus on progress, following the programme and ensuring a high level of communication to everyone involved was key to the project success.
Very few projects are completed without issue, and this was no exception as there were a few hiccups along the way. CLPM manage the snagging and defects period which is at the end of the process. Both allow time to identify any problem areas and time for the contractors to rectify issues. This is a frustrating time for the clients as they are keen to complete the project, but still have to look at problem areas such as ceiling cracks, doors that do not close properly or leaking glasswork.
However, having an independent consultant manage this does give confidence that these problems are documented and will get resolved.
THE RESULT
A beautiful family home. The design included plumbing ready for future heating technology, and as the extension did not fully utilise all the space available, there is scope for someone new to add their own design to the property in the future.
The main additions were the vaulted front areas, with the impressive glazing, and internal viewing spaces where our client can while away hours studying the stars and nights sky.
For now, our client is enjoying his home, it has plenty of space for his children and grandchildren to visit and stay. The playful colour scheme is bold, but reflects our clients personality.
We are delighted that overall, he thinks he has achieved value for money on the project. His home now sits proudly on the road, and can be enjoyed for years to come.
