This bespoke garden building was constructed for our clients near Tring in Hertfordshire and was designed by a London-based architect with whom we have worked on many projects in the past.
Our clients wanted to create their own ‘clubhouse’ for their young family. This was to be a very large recreational hobby room which could house a pool and ping pong table as well as other indoor toys etc together with a covered storage area for outdoor equipment and bikes. The wanted it to be a building of beauty and to be constructed to a very high standard, so decided to design and build to their own bespoke design.
With busy work and family lives, our clients were very short of time to organise their building project themselves. But as can be seen from the images here there were a lot of design features which were complex but crucial to the successful outcome of the project. Their architect therefore recommended that CLPM project managed the build for them. Our role as our client’s Contract Administrator was to make sure that the bespoke garden building was built to the correct design, on time and within the contract price agreed.
When carrying out any building project it is important to appoint the right build team via a formal building contract. CLPM’s Quantity Surveying team can help you find a suitable builder by carrying out a competitive tender on your behalf. We can agree the terms – payment schedule, the programme etc and sort out the contract too. However in this instance the architect oversaw the tender process himself and CLPM got involved later in the process, once the contractor had been appointed by another surveyor.
When we act as a Contract Administrator our Construction Project Management and Quantity Surveying teams work in unison – liaising regularly with the client, architect and builder. This dual approach gives an extra check and balance to the role and means that we can give our clients a superior level of service – as we are not only able to advise in all the construction related matters, but are experts in contract law too.
Once the construction works began, our building project manager visited the site to check progress and inspect the works. He held regular minuted meetings with the contractor and also gave support via email and phone-calls to ensure that any queries or problems were resolved quickly and fairly. Part of the role of Contract Administrator is to formalise and deal with any changes which occur mid-build, and ensure that any subsequent price amends are fair and reasonable. In this instance there were some issues mid-build relating to changes in design and materials versus the original plans, but as our clients had the foresight of having a contract drawn up and a Contract Administrator overseeing the build, these were resolved with little financial impact for the client.
Despite a few hiccups along the way, the project was completed by the contractor to a very high standard. The completed garden room is certainly a beautiful feature, and will hopefully be enjoyed by the family for years to come.
