This rental property renovation project management client was a landlord in North London. We often get work in the buy to let sector as landlords are keen to renovate their properties as cost effectively and quickly as possible and value the services we can give them to achieve this.
The house was an end of terrace, three bedroom semi-detached house. The house had been a rental property for several years and the existing building needed extending and modernising. Work was also needed to improve the external areas including the drive and garden.
The planning permission provided for a 48 square metre double storey extension.. The house was then to be reconfigured and refurbished. This included a new master bedroom with en-suite bathroom, a new family bathroom, decoration of the entire premises, a new kitchen diner and a downstairs cloakroom.
Clearly when working on a rental property renovation it is even more important than normal to ensure that the project keeps both to programme and to budget. Our landlord client was keen to use CLPM project management to ensure that the best possible prices were achieved via a robust tender process, as well as to minimise the period of time the property was unoccupied and so not generating income.
