Leatherhead Double Storey Extension
This Leatherhead double storey extension building project illustrates beautifully how a home can be transformed by appointing a skilled architect who then works together with an independent project manager.
We were asked to work with our clients and their architect as the architect’s practice was based some distance away from the property to be developed. CLPM were asked to get involved with this project towards the end of the design phase, to help with budgeting, the tender and builder appointment and to give oversight once construction began. This double storey extension project in a rural village outside Leatherhead involved demolishing a conservatory, building the extension at the rear and completely remodeling the layout of the rooms within the house. The downstairs now features a modern open plan kitchen, dining and sitting area as well as a large utility space. The original separate dining room is now a study and additional 5th bedroom. Upstairs there are now 4 large double bedrooms, 2 of which are en-suite and the other 2 bedrooms now share a large family bathroom.
Our client was very keen to have a high degree of control over his project, but as his architect was not local to his property the practice could not give our client the support he required. Our clients therefore decided to find an independent project manager to work with him and his architect. As a busy professional with a long working day, our client was very aware that his time was very limited and that he needed someone to monitor and lead the project for him once it went onsite. He was also keen to protect his financial interests, and ensure he was kept up to date and in control of his budget throughout the build process. He approached CLPM after our project management and cost services were recommended to him by one of our previous clients.
We started working with our client towards the end of the architectural design stage, just after he had applied for planning permission. The first thing required was a design review. This involves checking the designs to make sure they are complete and consistent and ensuring that there is sufficient detail. We then worked with our client to draw up detailed specifications for the build, to enable us to create an accurate line-by-line estimate for the build. Estimating the cost at this stage helps check that the project is affordable – and gives an opportunity to amend designs or specifications before getting builders’ quotations. It also sets a proper benchmark against which to compare the tender returns. Once the budget was set, we then went on the organise a competitive tender for the build. This involves making a shortlist of suitable local builders, creating a detailed schedule of works and then meeting to brief them for the client. We then deal with any queries, and chase and check the returns, before helping the client choose the best build team. This process then leads to our drawing up the building contracts and appointing the contractors. As our clients were very keen to have regular independent oversight for the build we then acted as their Contract Administrator for the length of the build. This involves visiting the site to check the progress of the works, and to help deal with any issues. It also includes monitoring any changes and resultant cost variations and signing off invoices for payment. For this client we also helped our clients keep a close eye on their spend by sending them monthly cost reports.
The result is stunning. The double-storey extension together with refurbishing and remodeling the existing building means the house is now more flexible and has the look and practicality of a 21st century new build.
