Landlord Refurbishment Services Project, Oxfordshire

This Oxfordshire property is typical of the type of the renovation projects we work on. The building was originally a pub, before becoming a car workshop and then a house with associated workshops before it fell into a dilapidated state. Our client, a local property investor and landlord, purchased the property with the aim of converting the property into dwellings. Gaining the necessary permissions was at times difficult. Having looked at a variety of development routes and then having made a series of planning applications which had met with issues, the architects and developer worked up plans to develop the site to create two family houses – one 2 bedroom unit and the one 3 bedroom unit. Our developer client was planning to retain ownership and rent out both units long-term to local families.

Throughout the project our client was keen to ensure that the renovation and conversion was dealt with very sympathetically, revealing the original character of the building. Exposed timbers and original fireplaces were retained, whilst at the same time ensuring that the energy performance of the building was dramatically improved.

CLPM gave construction cost advice and then fully project managed the construction phase of the scheme. The QS team gave support from the initial design stages and worked up cost estimates for each design scenario. Then, once planning permission was gained, they worked up a budget, and managed the tender process before fully delivering the project management on site.

By working closely with the architects and developer to ensure that the transformation was delivered on time and to budget, CLPM helped preserve a historic village building, and create valuable additional rented family housing for the community into the future.

Whilst beneficial to the local people, the project was a sensitive one and it was important to deliver an attractive, practical conversion which respected the building’s long local history.
