Our Surrey based clients had decided to completely refurbish and add a double-storey extension to their home and had a fairly clear idea of what they wanted to achieve. They initially approached us with some informal drawings they had sketched out themselves.
It’s important when planning any building project to start with a clear brief and realistic budget from the outset. Our clients knew broadly what they wanted, but without an architect they had no designs nor costings to help them do this. By working with our clients from the start we supported them throughout the whole process, helping navigate the initial project design stages as well as supporting them with the construction works onsite.
The first step was to help our clients check that their building project aspirations were achievable. We gave them some initial help, checking their ideas were both practical from a planning and building regulations perspective etc. and also that they were broadly affordable.
We then helped them to find a suitable architect. He helped them to work up their ideas into more definite plans and develop a specification for the build. This additional detail allowed us to calculate an accurate building cost estimate for what the double-storey extension might actually cost them to build.
We then continued to support our clients through the planning stage and then, once their application had been approved, managed the tender process for them, drawing up the tender packs and analysing the returns. We helped them to draw up the building contracts and appoint a suitable builder to carry out the project.
We were appointed as Contract Administrator for the project. Our project manager oversaw the building works, visiting the site regularly to check the accuracy of the works, carry out valuations and check the invoices for payment. We dealt with any variations and continued to oversee the works through the snagging and defects periods until completion.
The house was completely transformed! The space was remodeled with a new layout including new bathrooms, kitchen, doors and fitted cupboards as well as a complete redecoration throughout. The outside space was tidied up too.
