Need a project manager to rescue your building project?
CLPM provide building project rescue services and it is an area in which we often work. Construction projects can reach crisis point for many reasons. Sometimes it’s due to financial difficulties, such as the builder going into liquidation. Often it is due to problems with the performance of the building team. Usually this means there are serious project delays, poor quality of the work or a breakdown in the relationship between the client and their build team. However, whatever the nature of the clients concerns, there is usually something we can do to help rescue a troubled building project and get it back on track.
This building project rescue was for clients with a timber frame self build project in Oxfordshire. The project was already on site when we were brought in to help. After having spent some time planning their project, including customising their timber frame design with their architectural designer to include features such as a very light full height hallway, our client’s project had run into difficulty.
Our clients quickly realised that they needed a project management company to help them and approached CLPM. Unfortunately, their builder had suffered from cash-flow problems and the project had ground to a halt. Our brief was to help sort out the problems and then get things going again by helping to control the cost of the project, setting up a new build programme and then monitoring the works onsite.
Our first step was to review the status of the project and determine the best way to finish the build. We visited the site, checked the works completed and set about creating a new schedule of works for the outstanding works. It was clear from our assessment that the current builder could not finish the job, and so the build needed to be completed using a new build team. We drew up an estimate for the outstanding building works to check the financial status of the project for our clients. Next we tendered the works to a series of different tradesmen and together with our clients selected the best people to appoint for the job.
Throughout the construction phase CLPM project managed the project. This involved visiting the site regularly to check the accuracy and quality of the work and the progress to programme. We also gave support and advice to the build team onging via minuted meeting and regular telephone and email contact. Throughout, we kept our clients updated on progress of both the build and the spend to budget, allowing them to focus on their new born baby girl.
After an unfortunate start our clients now have a beautiful house, built exactly to their requirements – showing that it’s always possible to resolve problems if you have the right team in place!
